WHY MIAMI?
Construction in Miami and Florida from now until 2030 remains very large in both volume and value, with activity shifting towards infrastructure, multifamily housing, transport, and climate-driven public works.
At state level, Florida is expected to post the strongest medium-term growth rate among major states through the second half of the decade. Population inflows, tourism, mixed-use schemes and large public programmes continue to underpin demand, with South Florida and Central Florida running hotter than most other regions.
Central Florida alone has more than $50 billion of confirmed development tied to theme parks, transport links, new communities and rail. Spaceport investment, Everglades restoration, airport expansions and major stadium rebuilds add further weight. Across multiple independent tallies, the statewide infrastructure and megaproject pipeline comfortably runs into the tens of billions of dollars over 2025 to 2030, with some estimates approaching $100 billion over the decade.
Miami and South Florida stand out for intensity as well as scale. In early 2025, Miami-Dade had over 32,000 multifamily units under construction, expanding inventory by nearly a quarter in a single cycle. Broward and Palm Beach counties add further volume, creating a regional residential build-out scheduled to complete through 2026–28. Multifamily, mixed-use, logistics, hospitality and infrastructure remain the strongest segments.
Climate risk is no longer peripheral: flood protection, water systems and coastal works now account for billions in planned spending, with South and Central Florida maintaining deep pipelines.
Overall, Florida remains one of the fastest-growing construction markets in the USA. Miami-Dade sits at the centre of this shift, with very high project density, heavy public spending, and growing exposure to absorption and affordability limits in certain segments.
MAJOR PROJECTS
Miami’s skyline and surrounding communities are undergoing one of the most dramatic transformations in the USA, driven by a wave of large-scale construction projects reshaping Downtown, Brickell, and beyond.
Leading the skyline boom is the Waldorf Astoria Hotel & Residences Miami in Downtown Miami. Rising roughly 1,041 feet with about 100 stories, the mixed-use tower will combine hotel rooms, luxury residences, and retail space, positioning itself as one of the tallest buildings on the East Coast. Nearby, Cipriani Residences Miami in Brickell is climbing toward 950 feet, adding high-end condominiums and resort-style amenities to one of the city’s most sought-after neighborhoods.
Downtown’s massive Miami Worldcenter continues its multi-phase buildout, with 600 Miami Worldcenter among the major towers underway and more retail, residential, and entertainment components in progress. Along the riverfront, Flow on the Miami River is bringing new residential, office, and public space across multiple city blocks, further activating the waterfront.
Future skyline additions include One Bayfront Plaza, approved at approximately 1,049 feet and poised to become the tallest structure in Miami. In Brickell, the planned Citadel Headquarters Tower will introduce a striking glass office and hotel tower overlooking Biscayne Bay.
North of the urban core, the 3050 Aventura Office Tower is topping off with its distinctive interlocking design, while Metro Parc North in Hialeah adds transit-oriented housing near Metrorail. The 131-acre Miami Freedom Park is delivering a new stadium, parkland, and mixed-use development near Miami International Airport. Meanwhile, SoLé Mia in North Miami continues its expansive waterfront buildout, featuring a lagoon and thousands of residences.
Together, these projects signal Miami’s continued evolution into a globally competitive metropolis.
